We we're extremely blessed to have John Graham as our agent. I truly believe if I had picked someone else to be my agent my offer would have been declined and I would have been still searching or forced to spend 40-80 grand more. In the neighborhood we chose, properties were going under contract 2-3 days after listing and buyers were paying over asking price and paying cash. The process started long ago. I came to John with a price point, no specific location in mind. I was already searching listings, but John set me up with a search through Carolina One which was way more informative than Zillow and other programs I had used. He told me all about the areas I was browsing and he gave me some tips on renting the property out (because he has multiple rentals).We visited a couple properties over the 4-5 months. Each time we visited a place John was examining the properties for problems that would need repair down the road. He was very genuine with his opinion of the properties and had our best interest in mind. After months of looking for a specific neighborhood that both me and my fiancé agreed on, we found a property that came on the market. John was very quick to schedule a time that worked for me to view the property, I had a one hour window during my lunch break to meet with John and put an offer in. It was a rainy day during the middle of the week. John gave me incite to what the seller was wanting and the details about the closing that helped our offer win. He stayed in contact with the selling agent and was able to have the seller wait for our offer before picking. 2-3 offers had already been made on the property. We had a home inspection an appraisal done soon after our offer was accepted. The appraisal came in at 5% under the offer price. John was tactfully able to ask the seller to lower the offer price (which happened) and we still had all the repairs we requested met. During the mortgage process, John made my job easier by handing some of the details and information the mortgage company wanted while still being available to answer my phone calls and emails promptly. He stayed on top of the attorney and mortgage company about going title searches and requesting information early so we could close on time. If John was not on top of this our closing would have probably not have been as smooth. To summarize my experience, I have every intention of using John again for our next property. Even though this was my first home, I still feel confident that I could not have pick a better agent. John was never pushy and welcomed all the questions I had. John took time to understand where I was coming from, meet my fiancé to get a idea of what she was looking for and made sure that we were getting the best deal we could.
